Wyoming Ranch Where Beloved Children’s Book ‘The Polar Express’ Is Said to Have Been Written Lists for $17.5 Million – Mansion Global

A Wyoming ranch where the children’s book “The Polar Express” is thought to have been written hit the market last week for $17.5 million. 
Sitting on nearly 7 acres in Jackson, Wyoming, the Polar X Ranch boasts protected views of the Grand Teton Mountains framed by floor-to-ceiling glass in rooms with 40-foot ceilings, according to the listing with Andrew Ellett of Engel & Völkers Jackson Hole.
Author and illustrator Chris Van Allsburg lived on the ranch in the 1980s and is said to have worked on “The Polar Express” there, according to Mr. Ellett. 
“Van Allsburg lived there for a year or two, for sure,” he said. “The story has always been that that’s where he penned the book.”

Mr. Van Allsburg’s famous tale of a boy’s journey to the north pole won a Caldecott Medal in 1986, a prestigious award given to illustrated books, and was made into a movie with Tom Hanks in 2004. Mr. Van Allsburg, 72, is also the author of “Jumanji” (1981) and his most recent book is “The Misadventures of Sweetie Pie” (2014). A representative for the author did not respond to a request for comment. 
The home has since been renovated, receiving a full overhaul in 2010 to the tune of $3 million, Mr. Ellett noted. The logs, Douglas Fir from the Bitter Root Valley in Montana, were hand picked for the updated abode, and the stone and woodwork were done to an “expert level.”
Three voluminous spaces form three points along the home’s roof line that mimic the three peaks of the Teton range, according to Mr. Ellett. Those areas have walls of windows and 40-foot ceilings, which are no longer permitted in the area and are grandfathered in, the agent added. 
Polar X Ranch is located between the Skyline Ranch community and the 225-acre Puzzleface Ranch, which was awarded Wyoming’s first conservation easement. That means buyers can be assured of mountain views for decades to come, according to the agent.

Amenities include a game room, a gourmet kitchen, a walkout basement with a wraparound deck, a primary bedroom suite with a fireplace and seating area and a two-bedroom guest house which also has a deck and a four-stall barn that overlooks a fishing pond and the main residence. There’s a 1,600-square-foot outdoor deck with a built-in gas fire pit, a 10-person spa tub and a separate covered patio.
In addition, the property is just about 5 minutes to the historic town square, Mr. Ellett said. 
“The ability to actually have horses and be this close to town is very rare,” he said. And when it is possible, a lot of times, it’s even a higher price point than the Polar X Ranch.”
Mansion Global could not determine how much the property last traded for. The sellers were not available for comment.
